The NSW Government Planning Department has approved plans for a 15-storey residential tower, proposed by developer Third.i, to be constructed directly above the newly built Crows Nest Metro Station site. The project, approved as part of the State Significant Development program, proceeds despite several formal objections raised by North Sydney Council.

The development, located at 25 Hume Street, Crows Nest, will feature 12 levels of residential accommodation comprising 122 apartments. The unit mix includes 40 one-bedroom units, 63 two-bedroom units, and 19 three-bedroom units. Additionally, the plan includes ground-floor commercial tenancies, which will occupy 61m² of non-residential gross floor area within the existing station podium.

Residents will have access to rooftop private terraces and communal open space. The tower’s design incorporates three levels of podium car parking, providing 78 car spaces, two motorcycle spaces, and 156 bicycle spaces.

The location is considered ideal for high-frequency public transport, situated directly above the Metro station and adjacent to Pacific Highway bus stops. The site, which has frontage to the Pacific Highway, Hume Street, and Clarke Lane, is also approximately 600 metres from St Leonards Train Station.

The planning process for the site, which began when the application was first lodged in August 2023, has taken several years. As part of a whole-of-government assessment, nine government agencies—including Transport for NSW, Sydney Metro, NSW Department of Climate Change, Energy, the Environment and Water, and Heritage NSW—were consulted, with none raising an objection to the proposal.

However, North Sydney Council submitted several objections to the Commission. The council’s concerns centered on the project’s built form, specifically its bulk and scale, articulation and setbacks, and its interface with adjoining residential developments. The council also raised issues regarding traffic and parking, waste management, affordable housing provision, and the number of bicycle spaces.

The project is expected to create a significant number of jobs, generating up to 550 construction roles and 70 operational jobs.

This development is one of three sites surrounding the Crows Nest Metro. A 21-storey tower on Site A is currently under consideration, while a nine-storey tower on Site C was completed in August 2024.
