A new residential development has been proposed for North Sydney with plans submitted for a 35-storey mixed-use tower at Blue Street.
Plans lodged through the State Significant Development application process could transform the area right above the North Sydney train at 15 Blue Street involving the demolition of the existing “Fujitsu” building to make way for 147 new dwellings, alongside new retail and hospitality offerings.
The site, spanning 3,584m² neighbours Harbourview Hotel to the east, St Francis Xavier Catholic Church to the south, and the Zurich building at 5 Blue Street to the west—the latter of which is also slated for its own major residential redevelopment.

The developers also plan to deliver a new entry to North Sydney Station, designed to improve accessibility, safety, and pedestrian capacity.
Beyond transport upgrades, the plan introduces a new publicly accessible plaza and a Level 1 terrace, as well as an expanded north-south link to facilitate safer, more active connections between Blue Street, the North Sydney CBD, and Walker Street, extending toward Lavender Bay.
If both redevelopments at 5 and 15 Blue Street are approved, 547 new residential dwellings would be added to a street that has historically been a commercial hub.
