The New South Wales Government has approved the rezoning of the Crows Nest Transport Oriented Development (TOD) Accelerated Precinct, enabling the construction of up to 5,900 new homes and supporting up to 2,500 new jobs. The rezoning will come into effect immediately.
The precinct, located near a metro station and key transport interchanges, has been identified as suitable for transport-oriented development to improve access to housing, public transport, and amenities. The rezoning includes provisions for affordable housing contributions ranging from 3% to 18% of all new residential developments.
Additional measures include:
- New public parks and open spaces
- Enhanced walking and cycling connections to metro and rail stations
- Increased tree planting to retain the area’s leafy character
- Provisions for a potential future pedestrian tunnel to the Metro station.
The rezoning was informed by a public consultation period held from 16 July to 30 August 2024. The Department of Planning hosted in-person and online sessions, engaging 355 members of the community and receiving 671 submissions.
It provides for
- floor space ratios (FSRs) of up to 20:1
- a range of building heights from 6 up to 62 storeys
Changes to the proposal based on this feedback include more public open spaces and flexible planning controls designed to facilitate faster development.
