The long-term leasehold for the Treehouse Hotel at 60 Miller Street, North Sydney is now on the market. MQ & Associates are facilitating the sale of the 778.8sqm ground-floor space venue. The lease has been advertised to run until June 2031, with two five-year renewal options. Current owner Andrew Utiger is a veteran hospitality operator, also managing The Green Moustache in Northpoint and The Avenue, Chatswood

The site has a 150-year pub history, first as the Federal Hotel (1870s). The original structure was demolished in the 1930s for the Pacific Highway widening after the Sydney Harbour Bridge completion, creating the ‘Victoria Cross’ junction. A new Art Deco building opened as the Victoria Cross Hotel in 1940, trading until its 1983 demolition. The land was redeveloped into a commercial tower in the late 1980s, with a 779sqm ground-floor section operating as the Victoria Cross Bar.

A major 2010 refurbishment created the modern Treehouse Hotel, featuring a main bar, restaurant, outdoor alfresco terrace, and private function rooms. The estimated leasehold price of $1.5 million is significantly less than the $12 million freehold sale of the nearby Billy Barry’s Hotel. Expressions of Interest close on December 12, 2025.
