An application has been lodged with the State Significant Development body for the demolition of three existing residential flat buildings at 19-23 Rosalind Street, Cammeray. The proposal aims to make way for two new buildings, 5 and 6 storeys respectively, which will house independent living units, a residential care facility ‘care hub’, a neighbourhood shop, basement car parking, and associated landscaping.
The site, currently occupied by three-storey residential flats, is located between St Thomas Rest Park and Miller St, bordering the Warringah Freeway.
The proposal includes the removal of existing structures and parking facilities, bulk excavation, and the subsequent construction of the two new buildings. Building A, a five-storey structure, will incorporate a ground-level neighbourhood shop, while Building B, rising to six storeys, will accommodate a total of 48 Independent Living Units.
The project also includes two basement levels, providing 104 residential car spaces, along with 1,023m² of communal open space and the necessary upgrades to utility infrastructure. A residential care facility, or ‘care hub’, is a key component of the proposal, with the entire site spanning 8,289m².
Discussions are currently underway between the applicant and an experienced care operator to finalise the services to be offered by the ‘care hub’. Preliminary plans indicate it will feature two Residential Care Facility rooms within a new specialised ‘Care Hub’, providing palliative and end-of-life care in a supervised environment, as well as care services for residents with Dementia, with staffing available seven days a week.
