The 11-storey building at 68 Alfred Street, Milsons Point could face demolition just four months after a major refurbishment of the tower was completed.

Plans lodged with the NSW Government’s State Significant Development process include the demolition of the existing building and the construction of a mixed-use residential development. The new building would house 114 apartments, including affordable housing, and feature approximately 340m² of ground-level commercial area. The project is estimated to cost $60M. 

In 2019, Hong Kong-based Arch Capital purchased the building for roughly $45 million. The deal involved leasebacks to existing owners and was a rare example of a successful commercial strata amalgamation in the North Sydney area.

Following the purchase, the owners rebranded the building as Alfred House and began a major refurbishment. The redevelopment primarily centred on transforming the exterior with vertical metal screening designed to manage light and views, with a design reflective of the adjacent railway. Renovations also included overhauling the ground floor to feature a newly designed lobby and new end-of-trip facilities such as showers and lockers.

The building was originally constructed in the late 1980s. At the time, the area was still mainly 19th-century commercial buildings and cottages. However, towers like 68 Alfred Street quickly became the norm in Milsons Point.

The knock-down and rebuild plans are currently in the early stages. At the time of publishing, the project is in the preparation of an environmental impact statement—only phase two of eight in the approval process.
