A state significant project proposal is set to transform the existing 20-storey commercial office building at 275 Alfred Street, North Sydney, into a modern mixed-use development. The project, with an estimated development cost exceeding $195 million, is currently under consideration by the NSW Government.

The proposal seeks approval for the demolition of the current building, constructed in the 1970s and described as “visually dated and inconsistent with contemporary architectural principles.” according to developer HDA Housing.
In its place, a 39-storey (plus roof plant) shop top housing development is planned, which will feature approximately 175 residential apartments. The development will also include retail, commercial, and residential amenity floorspace within its podium.

The indicative design concept, prepared by FJC, envisions a slender residential tower above a podium. The project also includes public domain improvements, with a focus on ground plane activation to enhance the surrounding area. Vehicular access will continue to be provided via Little Alfred Street, with pedestrian access from Alfred Street, a key north-south thoroughfare in the North Sydney CBD.
The plans dedicate 15% of the total residential gross floor area to affordable housing for a period of 15 years, assisting lower-income households with access to housing.
The 1,334m² site, located at the eastern edge of the North Sydney commercial core, a 10 minute walk from both North Sydney Station and Victoria Cross Metro.
