Within the span of a year, Alfred St North has become an epicentre of property redevelopment. Following two major, state-significant projects planned for properties spanning 271–275, the neighbouring site at 283 Alfred Street has now hit the market.

The sale of the three-storey building could open the door to further development proposals.

Listed for sale by Colliers, the 1,746sqm building is situated on an 867sqm site, just across the freeway from the North Sydney CBD. The property has an estimated market value of $18 million, according to the vendors.

Neighbouring the property at 283 Alfred Street, plans have been submitted for a new 39-level mixed-use tower featuring 184 residential units at 275 Alfred Street.

Next door to that proposal, at 271–273 Alfred Street, plans for a 38-storey mixed-use project consisting of 95 apartments have been submitted to the state-significant planning portal.

Due to the proximity of the Victoria Cross Metro and North Sydney Station, the greater precinct—including Alfred St North—has seen a surge in large-scale development proposals. This aligns with the state government’s transit-oriented development priorities and goals to increase residential housing supply.

Any future owner of 283 Alfred St would likely consider redeveloping the site.
