A new 40-storey mixed-use building has been proposed for 402-420 Pacific Highway in Crows Nest, the latest project aimed to boost housing supply. Developer Growth Built is behind the project, which will feature lower-level commercial spaces and residential apartments.

The site is especially significant as it is located adjacent to the Crows Nest Metro Station, and falls within the Crows Nest transport orientated development accelerated precinct. Crows Nest and St Leonards have seen significant development since November 2024, when the state government changed planning laws in the area. 

The 2,290 square metre site is currently a four-storey mixed-use building with commercial on the ground floor, Coco Republic furniture and residential on the top 3 floors. on the corner of Oxley Street and Pacific Highway. 

The proposed development includes the demolition of the existing building, excavation, and site preparation works. This will be followed by the construction of a 40-storey mixed-use building, standing at 135 metres tall, which will incorporate approximately 2,128 square metres of lower-level non-residential floor space and around 270 residential dwellings. The plans also detail basement parking and servicing and associated landscaping works in surrounding areas. The estimated cost for the entire development is expected to exceed $60 million.

Plans are currently in the initial phase, undergoing the secretary’s environmental assessment requirements as part of the State Significant Development Application process. Should this stage be successful, the plan will progress to environmental assessments, community consultation, further reviews, and either approval or rejection.
