A proposed 14-storey shop top housing development in Crows Nest has been submitted to the NSW Government’s State Significant Development process, neighbouring the major redevelopment of Crows Nest’s five ways precinct.

The developer, 21 Falcon Pty Ltd, aims to demolish existing structures and redevelopment of four lots at 17-25 Falcon Street, with a total area of 891.351m². Submitted plans feature a 50-metre high building, with commercial and retail spaces on the ground-floor, 70-80 residential units, and five levels of basement car parking. It is noted that the project will contribute a 15% affordable housing contribution.

This current submission follows a previous development application by developer 21 Falcon to North Sydney Council in 2022, which was not approved. That earlier proposal included a ground-level commercial space, five levels of units with 23 apartments, and a communal rooftop garden.

The 17-25 Falcon Street site is situated approximately 380m from Crows Nest Metro Station and 960m south-east of St Leonards Train Station. It will be located adjacent to the 16-storey Five Ways redevelopment, which is anticipated to include a 100-room hotel and 212 residential apartments. On the other neighbouring site at 27-55 Falcon Street, three residential flat buildings containing 74 units at 27-55 Falcon Street are due to be completed before years end.

This proposal is one of several state significant projects in the area that aligns with the NSW Government’s objective to increase housing supply, particularly through developments near transport hubs.
