A Lower North Shore residential development site with an existing childcare operation has been brought to market in Crows Nest, with expectations the property could attract offers north of $10m amid strong demand for high-density opportunities in the precinct.
The 1,473sqm site at 8 Rodborough Avenue is being offered via expressions of interest by Colliers on behalf of SDN Children’s Services, combining holding income from a purpose-built childcare facility with redevelopment potential under R4 High Density Residential zoning.
The asset sits within a cul-de-sac location in Crows Nest, an area that has seen increased development activity following the rollout of the Sydney Metro and associated planning changes.
Colliers head of Sydney north sales Tom Appleby said sites offering both income and development upside were limited in the current market.
“High Density Residential sites with holding income are especially rare in the precinct – developers will particularly appreciate this site given the vendor’s willingness to offer extended terms in line with the existing childcare operation’s time horizon,” Appleby said.
Based on planning parameters and surrounding development precedent, the site could support around 21 apartments, subject to approvals.
Recent activity in the area has included investment from developers such as Abadeen, Freecity, Deicorp and Lindsay Bennelong, reflecting continued interest in the suburb.
According to Domain data, Crows Nest recorded a 24.7% increase in median apartment prices over 2025, making it one of Sydney’s strongest-performing markets.
The existing childcare centre, operated by SDN Children’s Services, provides an income stream that may allow a purchaser to defer redevelopment or stage delivery.
SDN Children’s Services chief executive officer Kay Turner said the divestment would allow the organisation to redirect resources.
“Putting children first means directing our resources where the need is greatest and growing. While enrolments at SDN North Sydney have declined because families have access to other excellent early learning options, many communities still struggle to find high-quality, inclusive care,” Turner said.
The site is located around five kilometres north of the Sydney CBD and is within walking distance of the Crows Nest Metro station, as well as local retail and dining areas and major employment hubs including North Sydney and Chatswood.
