BBC Studios Australia will relocate its Australia and New Zealand headquarters to the Blue & William boutique office development at 2 Blue Street, North Sydney, according to an announcement from Keppel REIT Management and Lendlease.

The global content and media streaming company has leased nearly 1,800 square metres on the third floor of the 10-storey building, which offers panoramic views of Sydney’s CBD and harbour. The property is reportedly 80% leased.

Blue & William already houses tenants such as Equifax, which opened its workplace in October 2022, culture and leadership consultancy Human Synergistics, and rail freight operator Pacific National.

Designed by Woods Bagot, the building incorporates features like a landscaped wellness garden, harbour views, and end-of-trip facilities. Other amenities include a family-operated café, Northbrew Café, and premium lobby spaces. The property is aiming for a 5 Star Green Star Design and As Built Rating and a 5.5 Stars NABERS Base Building Energy Rating.

Keppel REIT acquired the development in December 2021, with Lendlease completing construction in April 2023. Lendlease also manages the property and has highlighted North Sydney’s growth, supported by the opening of the Victoria Cross metro station.

Keppel REIT CEO Koh Wee Lih commented that 2 Blue Street reflects next-generation office spaces with a focus on sustainability and smart features. “We are pleased to welcome BBC Studios Australia to their new headquarters, where they will benefit from its prime location, state-of-the-art facilities and energy-efficient features,” Koh said.

Lendlease CEO of Development Tom Mackellar noted the strong leasing activity at Blue & William. “With premium features, superior end-of-trip facilities and a focus on sustainability, Blue & William reflects the high-quality workplace experience our tenant partners are looking for,” Mackellar said.

BBC Studios previously operated from premises in McMahons Point.
