A development application lodged with North Sydney Council has laid out plans for a new residential building in Barry Street, Neutral Bay.
The proposal, submitted by CE Project Ventures, involves the demolition of four existing Federation-era houses at 54-64 Barry St to make way for an eight-storey building. The project is estimated to cost just under $52 million.
The development will deliver a total of 45 residential flats, including eight affordable housing dwellings. The mix of units is planned for six one-bedroom, twenty-four two-bedroom units (including all eight affordable housing dwellings) and fifteen three-bedroom units.

The plans also detail extensive underground parking, with three basement levels to accommodate 62 car parking, 8 motorcycle and 50 bicycle spaces.
Communal areas are a key feature of the design, with shared spaces earmarked for both the ground floor and the rooftop. Construction works will include significant tree removal, site preparation, basement excavation, and extensive landscaping.
The site is in a prime location for amenities, around the corner from Neutral Bay Public School, a 5 minutes walk from the Neutral Bay B Line bus stop and local shops including Woolworths.
The application is currently before the council for assessment.
