A new 500-person pub featuring a sports bar, gaming room and bistro has been proposed for a site metres from Crows Nest Metro station.
The $3 million proposal would turn the existing two-storey commercial building at 7-11 Clarke Street into the Royal Crow Hotel, with extensive internal demolition and a new fit-out across the ground and first floors. The development application has been lodged with North Sydney Council.
Planning documents say the hotel would have 526.69 square metres of licensed floor space and capacity for 500 patrons, split evenly between its two levels. It would include a gaming room, sports bar and bistro, with no on-site parking.
The latest supporting documents propose trading from 5am until midnight seven days a week. A plan of management also allows for live entertainment in the form of a duo or “ambient disc-jockey”.
The application comes as Crows Nest already has a substantial concentration of pubs and bars, including several within about 200 metres of the proposed Royal Crow. They include the Crows Nest Hotel on Willoughby Road and The Stoned Crow, as well as Crow Bar Sydney, Small Bar and Li’l Darling.
The applicant’s own planning assessment points to that existing cluster of venues. It says the Crows Nest Hotel is permitted to trade until 3am, while The Stoned Crow, Crow Bar and Li’l Darling trade until midnight.

The Royal Crow is proposed for the corner of Clarke Street and Hume Lane, about 50 metres’ walking distance from the Metro entrance. The existing 1962 building contains nine ground-floor commercial tenancies and 13 first-floor office suites.
Its traffic consultant argues the venue would primarily serve local residents rather than operate as a destination pub and says its proximity to the Metro, St Leonards railway station and nearby bus services reduces the need for patrons to drive. No off-street parking is proposed.
The development is being pursued by TH Investments (Crows Nest) Pty Ltd, according to the venue’s plan of management.
A social impact assessment prepared for the application argues the pub would provide a “net positive social impact”, pointing to planned population growth around the Crows Nest transport-oriented development precinct and predicting increased demand for hospitality venues as the area grows. The precinct has capacity for up to 5,900 new homes and 2,500 jobs over the next 10 to 15 years.
The assessment says potential effects from noise and patron behaviour would be managed through limits on trading hours and capacity, security measures and a plan of management.
Architectural drawings lodged with the application depict a refurbished two-storey corner hotel with a dark green lower facade, white upper level and prominent Royal Crow Hotel signage.
North Sydney Council will assess the proposal through the development application process.
