A section of Alfred Street is facing a significant shake-up with proposals lodged for two substantial mixed-use towers, potentially converting existing commercial spaces into hundreds of new apartments.

A proposal for 271-273 Alfred St involves the demolition of the current three-storey commercial building on the site to make way for a 37-storey mixed-use development. This tower is slated to feature commercial and retail space across the first two levels, with approximately 100 apartments (including affordable units) planned for levels 3 through 36. The design also incorporates ten levels of basement car parking and associated storage areas.

To proceed, the project requires rezoning changes, including a shift from Commercial Centre to Mixed Use, as well as amendments to the maximum building height and the maximum affordable residential floor space ratio.

In a related move, the neighbouring site at 275 Alfred Street is also the subject of a development proposal. Plans are underway to demolish the existing 20-storey commercial office and construct a 39-storey mixed-use tower. This proposal is even larger on the residential front, featuring 175 apartments.
