North Sydney could soon see another significant new development at 132 Arthur Street, with a proposal submitted including the demolition of the existing building to make way for a mixed-use building featuring 225 build-to-rent units and 240 hotel rooms.
The proposal, put forth by Planning & Co on behalf of Aqualand, is currently under assessment by the Department of Planning, Housing and Infrastructure as a State Significant Development.
The site, located in the heart of North Sydney CBD, is currently made up entirely of commercial offices. Located 450m from North Sydney Train Station and 250m from the Victoria Cross Metro Station, the site is a prime location for transport orientated development. The NSW government is prioritising this type of development to boost housing supply, with the recent Woolahara Train Station development a prime example.

The ambitious redevelopment plan includes a hotel podium and a build-to-rent tower, along with associated amenities and basement parking. The total gross floor area is approximately 23,000,364 sqm, comprising of:
- 13,900sqm for build-to-rent uses (225 units)
- 8,800sqm for hotel uses (240 rooms)
- 300sqm for a Bar/Café
- Three levels of basement car parking and storage areas
The project also involves demolition and site preparation works, landscaping, public domain improvements, and the extension and augmentation of necessary infrastructure and services.
The proposal is presently undergoing an Environmental Impact Statement. If this is successful, the plans will then be further assessed, opened for public consultation, and ultimately approved or denied.
