A new 19-storey shop-top housing development has been proposed for 38 Oxley Street, St Leonards, just 45 metres from the Crows Nest Metro Station. BMV Developments is behind the plans to demolish the existing five-storey commercial building and construct 53 dwellings, including affordable housing, along with communal open space and five levels of basement parking.
The 541 sqm site has dual frontage, with 40m on Oxley Street and 22m on Clarke Lane. Currently, the building’s main tenants are financial broker The London Group, Boat Books, and construction company Grid26.
The proposed development will feature 18 levels of residential floor space, spanning approximately 4,630 sqm, and offer a mix of studio, one, two, and three-bedroom units. It will also include 180 sqm of internal communal open space and around 200 sqm of external open space.
A five-level basement carpark, accessed via two car lifts from Clarke Lane. will provide 37 car parking spaces. The development also includes 308 sqm of commercial floor space at ground and mezzanine levels, with an active street frontage on Oxley Street. 15% of the gross floor area of the residential component is earmarked for affordable housing.
The BMV Developments proposal is yet another state significant project that aligns with the NSW Government’s push to increase housing stock in the state, especially prioritising transport orientated development.
