A Neutral Bay off-the-plan apartment has sold for $13 million, believed to be a suburb record. And that milestone isn’t likely to last long with another apartment in the same development expected to fetch $15 million.

The Wirra complex is currently under construction at 96-98 Ben Boyd Road in Neutral Bay, located on the hill top near Premier St. The five storey complex will have just 20 apartments.

The $13 million apartment just sold has three large bedrooms and four bathrooms, along with an open kitchen with travertine stone trimmings and premium appliances. It also has two car spaces.

The buyers of the record-setting apartment are a local Australian couple eager to downsize, with a desire to stay within close proximity to the city, harbour, and local amenities. They were drawn to the apartment’s spacious design. Agent Michelle Dong from the Australian Property Group told the Sun she believed it was the highest value off-the-plan apartment sale ever made in the area.

While it’s not the first time the double digit million threshold for a local apartment has been breached, prior examples have often involved combinations of two pre-existing apartments. 

The project, developed by Podia alongside joint venture partners Centennial, is scheduled to be completed by the end of 2025.

The premiums earned by the project appear to stem from a combination of its city views and high architectural and design values. It is designed by award winning architect MHNDU, with interiors by Richards Stanisich. “We sought to create a calm sanctuary where the play

Wirra’s phenomenal harbour and cityscapes”, said Richards Stanisich’s interior architect Jonathan Richards.
