The NSW Government has green lit plans to build three new, primarily residential towers atop the Crows Nest Metro Station.

The Crows Nest Over Station Development Site A project has received approval through the State Significant Development process. The site spans 3,879 square metres and is bordered by the Pacific Highway, Hume Street, Clarke Lane, and Oxley Street. The three towers will have a Gross Floor Area footprint of 44,608.5 square metres, with 40,312 square metres for residential use and 4,296 square metres non-residential.

Finalised designs will accommodate 474 residential apartments alongside lower levels of retail, gym, and precinct amenities. The estimated construction budget is around $200 million. 

Towers 1 & 2 will be built to rent dwellings. Tower 1 is situated on the corner of Oxley St sitting directly above the Pacific Highway Metro entrance. Residential apartments will span from Level 4 to Level 25. Both structures will feature connected open-air outdoor recreational spaces on their rooftops. Tower 1 will be situated on the corner of Oxley St and Pacific Highway, potentially featuring a publicly or residentially accessible rooftop bar.

Tower 3 situated on the corner of Hume Street and Pacific Highway will feature 15% affordable housing. Spanning from Level 3 to Level 10, dwellings will be reserved for essential frontline health workers. Level 11 is built out as a dedicated indoor and outdoor community amenity deck for these residents. 

Earlier plans for Tower 3 were amended, shifting the master plan from a 21-storey commercial office development to a heavily residential and mixed-use precinct. Throughout the planning process the building form was also modified, shifting away from a uniform block into three distinct architectural towers spanning up to 27 storeys.

In April 2026, the government also green lit plans for a 12 storey, 122 apartment development at Site B of the Crows Nest Metro development located at 25 Hume Street. On Site C a nine-storey commercial tower was completed in August 2024.
