Five freestanding houses on the Wollstonecraft-St Leonards boundary have been slated for demolition, after the NSW Government’s Planning department approved plans for a new 12-storey apartment building with 78 dwellings.

The State Significant Development is located at 8-24 Nicholson Street, within the Crows Nest accelerated transit-oriented development precinct. The site spans approximately 3,011.8 square metres, comprising ten allotments and frontages to Nicholson Street and Oxley Street.

Being just 190 metres from Crows Nest Station, the area is undergoing substantial changes as the NSW Government looks to boost Sydney’s housing supply. The new building will feature 2 one-bedroom, 20 two-bedroom, 56 three-bedroom apartments with ground-floor communal open space and basement car parking. The project is set to cost $88,326,798 and is expected to generate 292 construction jobs.

The state body’s approvals process for the development saw a submission from North Sydney Council, alongside 19 public submissions, which included 11 objections, seven expressions of support and one general comment. Advice was also received from six Government agencies, with key concerns centring on the built form, visual impacts, and traffic congestion.

In response to these concerns, the applicant submitted a report addressing the issues in January 2026, followed by an amended visual impact analysis in March, provided after a request for further information from the department.

Ultimately, the state body was satisfied with the amendments to the final plan and approved it on April 20.
