An environmental scoping request foreshadowing a significant development application has been lodged for a Seniors Living facility slated for construction adjacent to the Mater Hospital at 17-21 Gillies Street and 20-24 Sinclair Street, Wollstonecraft. The proposal calls for the demolition of the six existing residential dwellings on the site, followed by substantial bulk excavation to prepare for the construction of a new 7 to 8-storey building. The facility would be designed to house a mix of independent living units and a residential aged care facility, complete with basement car parking.

The site, a 3,173 square-metre parcel currently accommodating detached residential dwellings, spans six lots at 17-21 Gillies Street and 20-24 Sinclair Street in Wollstonecraft, NSW 2065. It is jointly owned by the Sisters of Mercy North Sydney and St Vincents and directly adjoins the Mater Hospital. The location is positioned with frontages on Rocklands Lane to the north, Sinclair Street to the east, Rocklands Road to the south, and Gillies Street to the west. Zoned R4 High Density Residential, the location benefits from Transit Orientated Planning Provisions due to its proximity—less than 500 metres—to the new Crows Nest Metro Station.
If the development proceeds as currently foreshadowed, the new site would comprise 53 Independent Living Units and 27 Residential Aged Care Facility beds, which will include dedicated communal and support areas for residents. The design also incorporates 61 car spaces across basement and ground-level parking.
The proposal is being spearheaded by RSL LifeCare, a not-for-profit organisation that provides aged care, retirement living, and specialised veteran support services.
A RSL LifeCare spokesperson pointed out to the Sun that if the environmental application is approved, there is a two year period to lodge a State Significant Development Application. However, the filing forecasts a SSDA lodgment date of late April / early May 2026.
The estimated cost for the entire project is valued at $76,623,315.
