Superannuation fund ISPT has sold its office tower at 100 Pacific Highway, North Sydney, to Melbourne-based asset manager Forza Capital for approximately $226 million. The 19-level commercial building, which was developed by ISPT and Leighton Properties in 2006, comprises 21,879 square metres of office space and 122 car parks.

This transaction adds to Forza Capital’s Sydney property portfolio, which currently includes 12,510m² of office space at 117 Clarence Street and a five-level office building on Liverpool Street in Darlinghurst. The asset manager also holds several buildings across Melbourne and Brisbane.

Law firm Gadens acted on behalf of ISPT in the sale. Andrew Kennedy, a Real Estate and Construction partner at Gadens said “100 Pacific Highway is a high-quality office asset in one of Sydney’s dynamic commercial precincts. This sale reflects the strength of the North Sydney market and the continued demand for well located, high quality assets.”

The building’s location is considered favorable, neighboring the Australian Catholic University campus and positioned approximately a seven-minute walk from both the Victoria Cross Metro Station and North Sydney Train Station, with nearby shopping and hospitality amenities.
