Plans have been submitted for a substantial redevelopment in Lavender Bay, proposing a 20-storey residential building featuring 140 apartments.
The proposal, put forth by The Trustee for CE Lavender Bay Trust and designed by Planning & Co. if successful will see the demolition of the five two-storey residential buildings at 64-66 Lavender St & 3-7 Middlemiss St, Lavender Bay.

The proposed development includes two levels of basement parking for 151 vehicles and designates 3% of its gross floor area for affordable housing in perpetuity.
Situated approximately 300 metres from Milsons Point train station and 350 metres from North Sydney train station, the area is prime for redevelopment under the NSW Governments push for more transit orientated development.

While the area includes the Lavender Bay Conservation Area, recognised for its 19th-century residential architecture, the specific development site is not heritage-listed or within a conservation area. This allows for a redevelopment aligning with current planning provisions.
Engagement concerning the project has included State Government entities and North Sydney Council. The proponent held discussions with Homes NSW regarding the potential acquisition of parts of the site (1 Middlemiss Street and 62 Lavender Street). While Investment NSW endorsed the acquisition, Housing NSW did not.
Initial discussions with North Sydney Council also occurred, particularly regarding the site’s proximity to a recently approved cycleway from North Sydney to the Sydney Harbour Bridge. The Council reportedly indicated an existing policy that does not support site-specific Planning Proposals.
Currently proponents are preparing an environmental impact statement as part of the State Significant Development process.
